Repair requests and maintenance info


All of our leases require that repair requests be made in writing. You can click here for a form or use any form you like.

Our office is open six days a week. If the office is not open, click here to find emergency procedures.

Most of our leases require tenants to pay a portion of the expense for any repair requested after the first 30 days. This is a co-pay, the same as what you pay when you use your health or auto insurance; it has nothing to do with what caused something to go wrong. We rarely invoke this provision these days but we reserve the right to do so. The amount is $25 to $40 depending on the lease.

In the case of repairs involving health or safety, there is no co-pay.

In the case of repairs caused by the action of the tenant or his guests (typically drain or disposal problems) the tenant is responsible for the entire expense of the repair.

We also charge for the trip if you ask us to come out and fix something that is not broke. This happens more than you would imagine.

We want your home to be in good running condition and we do what we can to keep it that way but we need your help.

Our policies about coming inside your home

We will get to your request as quickly as we can. We will give you notice so you can take the safety hook off the door and remove pets if needed.

We call before we come by but we cannot always make appointments. If an appointment is made and our repairman cannot get inside, you will be obligated for a trip charge.
